Job Summary
The Real Estate Expansion Manager will be responsible for identifying, evaluating, and securing new real estate opportunities to support the company's growth objectives (territory: South of Germany). This role involves strategic planning, market analysis, site selection, negotiation, and project management to ensure the successful expansion of the company's real estate portfolio.
Key Responsibilities
1. Market Analysis & Research
o Conduct thorough market research to identify potential sites for expansion.
o Analyze market trends, demographics, and competitor activities to inform site selection.
2. Site Selection & Acquisition
o Identify and evaluate potential sites for new restaurant locations.
o Develop and maintain a pipeline of potential real estate opportunities.
o Conduct site visits and assessments to ensure suitability.
3. Negotiation & Contract Management
o Negotiate lease and purchase agreements with property owners and landlords.
o Manage the contract process from initiation to execution.
4. Project Management
o Coordinate with internal teams, including finance, legal, and operations, to ensure smooth project execution.
o Oversee the development and construction process for new sites.
o Ensure projects are completed on time and within budget.
5. Stakeholder Engagement
o Build and maintain relationships with real estate brokers, developers, and local authorities.
o Represent the company in public hearings and community meetings.
6. Reporting & Documentation
o Prepare and present regular reports on site acquisition and project status.
o Maintain accurate and up-to-date records of all real estate transactions.
Qualifications
* Bachelor's degree in Real Estate, Business Administration, or a related field.
* Minimum of 5 years of experience in real estate expansion or development, preferably in the fast food or retail industry.
* Proven track record of successfully identifying and securing prime real estate locations.
* Strong negotiation and contract management skills.
* Excellent project management and organizational skills.
* Ability to analyze market data and make informed decisions.
* Strong communication and interpersonal skills.
* Ability to travel as needed.
