Dream is looking for a Technical Property Manager, based in Düsseldorf, who would be responsible for the day-to-day property management for part of the company’s extensive Industrial portfolio in Germany. Who are we? Dream has been active in Europe since 1998. Through Frankfurt and Toronto Stock Exchange listed Dream Global REIT, it assembled a EUR4.3 billion portfolio of high-quality office and logistics assets located primarily in Germany and Netherlands that was sold to a leading global private equity firm in 2019. As of then, a new European initiative has been started. Dream’s long-standing relationships with the local real estate brokerage networks and market participants provided the opportunity for Dream Industrial REIT to seamlessly expand into Europe in January 2020. Since then, Dream Industrial has acquired over EUR1.6 billion of high-quality logistics properties across major European markets. Following these transactions, Dream Industrial’s asset value increases to over EUR5.1 billion and Europe will account for approximately 36 per cent of total assets. Over three years of meaningful experience in technical property management, you’ve proven that you are not afraid to think outside the box to find the best approach to achieve results. You are proactive, and driven to deliver and commit to the role. You have strong people skills and are able to build long term relationships (both internal as external) at all levels of an organization. You consider the bigger picture when focusing on new initiatives and you thrive on driving improvement and efficiency. You approach decision-making in a disciplined and knowledge based fashion, using reasoning and rational thought. What will you do? Below are some of the primary responsibilities you will be taking on in this role: Accountable for the technical property management operations of an industrial portfolio located in Germany; Solid critical thinking utilizing logic and reasoning to identify strengths and weaknesses of alternative solutions, conclusions or approaches to all problems and opportunities; Ability to review, interpret and negotiate external contracts to ensure terms and conditions are in the best interest of the company; Capacity to prepare, review and award tender and contract documents; Develop and recommend annual operating and capital budgets and manage both within approved guidelines; Provide accurate, timely and comprehensive technical property reports; Ensure compliance with all property legislation and regulation and within governance requirements of the company; Budget planning with regards to capital expenditures and upgrades to the assets; Steer and supervise facility management; Work closely with the asset manager and property manager to implement ESG initiatives; and Execute and monitor capex measurements What type of experience do you have? These are some of the things we would like you to bring to the table: You’ve gained 3 years of professional work experience in (industrial) property management, financial analysis, lease interpretation, building operations and maintaining strong internal controls; You ideally have a bachelor’s degree in real estate management, architecture, urban planning, engineering, or a related-field; Strong knowledge of building construction, ability to review building specifications and drawings, oversee landlord and tenant work in accordance with the lease documentations; A pragmatic, enterprising, motivated and resilient personality with an ability to execute a wide variety of projects in a dynamic, intricate environments, the ability to manage multiple priorities and adhere to strict deadlines; Proficiency in Microsoft Word, Excel and Yardi We look forward to hearing from you, but please note; due to the high volume of applications, only candidates who qualify will be contacted.
