Analyst (m/f/d) Value Add In this role, you will be instrumental in developing value-add strategies for both the existing portfolio and new acquisitions that present opportunities for value enhancement. Your primary focus will be on repositionings, developments, and major refurbishments, particularly during the initial concept phase through to the commencement of construction ("Value Add Concept Phase"). You will ensure a high level of quality in these strategies, with a particular emphasis on financial modeling. This position requires a strong affinity for quantitative analysis and modeling, as well as the ability to remain composed and effective under time pressure. Key Responsibilities Your focus will be on assisting in developing recommendations about value creation strategies, including scope and risks (construction, leasing, permit, etc.), depending on available budget, asset positioning in the market, and risk/return profile for each individual project. Utilize and expand your financial modeling expertise to build and manage cashflow models, enabling in-depth analysis to produce best in class numbers for our clients and internal committees. Support the internal approval process, including investor approval, preparation of required documentation, and storyline with clear recommendations to investors. Showcase your exceptional communication skills as you represent the commercial view in value add projects and collaborate with different parties involved, both internally (development team, asset management etc.) and externally (JV partners, banks). Gain valuable experience by assisting in contract negotiations and collaborating on the drafting of value-add project documentation. Conducting asset and market-specific research, attending meetings to stay ahead of market developments and trends while building up your own professional real estate network. Close collaboration and exchange with the Investment Team in terms of underwriting and input delivery for new acquisitions with a value add angle. Contribute to regular reporting activities of value add projects and value add strategy papers e.g. for internal formats like the Real Estate Investment Forum. Assist in any debt financing activity for value add projects, together with internal experts. Team player in a dynamic & international team working together across locations & countries.
