Role The Global Workplace and Infrastructure (GWI) team is responsible for all facilities, from acquisition through operation to disposition. The Manager of Workplace & Infrastructure Germany will report to the Managing Director for Workplace & Infrastructure Europe, manage a team of 30 regular full time employees and multiple contractors, and be responsible for managing facilities in Germany (covering the full life cycle of facilities including planning, programming, budgeting, acquiring, designing, constructing, operating, repairing and maintaining, and disposing of space, including delivery of workplace and general office services). This person will be a subject matter expert in real estate and facilities, provide leadership to the staff, and, working together with local management and stakeholders, be responsible for the safe, cost effective, and productive operations of facilities and infrastructure in Germany for Applied Materials. This person will be part of the GWI Europe team which manages locations in 10 countries and 25 cities in Europe, and may be called on to support projects outside of Germany as the company grows and expands. Key Responsibilities - Manages the company's local facility assets for manufacturing, research & development, warehouse, training and office operations to ensure a compelling workplace experience while managing company expenses and liabilities and maximizing safety and building uptime. - Manages the planning, design, construction, operation, service, and maintenance of equipment, machinery, buildings and other facilities, directly and through local staff and service providers / contractors. - Develops operating and capital budgets and manages to these throughout the fiscal year. - Develops facilities workplace and infrastructure strategic (long term) and tactical (short term) site plans in coordination with corporate and local business/stakeholder planning processes. - Negotiates, manages and administers contracts with vendors and service providers, exercising the highest level of ethics and professionalism and coordinating with other corporate functions (Procurement/Legal/Finance) to follow company policies. - Leads projects and teams with notable risk and complexity to achieve milestones and objectives. - Manages outsourced Integrated Facilities Management (IFM) suppliers performing operations, maintenance, repairs of facilities systems to ensure proper maintenance of mechanical, electrical, fire life safety, exhaust, wastewater treatment, process piping, and controls systems. - Tracks and reports on Key Performance Indicators (KPIs). - Plans, budgets, schedules, and implements facility infrastructure repairs, modifications and improvements. - Provides clear and frequent project updates to internal stakeholders on scope, schedule, budget and risks. - Manages Germany GWI staff and makes recommendations for organizational resources, staffing and priorities. - Reviews operations, maintenance, trouble shooting, project commissioning and acceptance related documents for facilities systems. - Responds to business interruptions or internal customer escalations as needed. - Coordinates in developing business continuity plans and in assessing facilities resilience and redundancy risks, system capacities and capabilities, and end of asset life planning. - Collaborates with other groups including Finance, Human Resources, Security, GIS/IT, Insurance, and business units occupier groups and stakeholders. - Collaborates with the Environmental Health & Safety group, oversees facility related health, environmental, and safety standards, and supports sustainability and energy savings initiatives. To succeed in this role, it requires: - Willingness to roll up sleeves and work through problems to find a solution. - Ability to partner effectively with demanding and highly technical business leaders and internal customers within a matrix organization. - Excellent organizational and interpersonal skills, including the ability to coordinate with multiple groups and teams. - Leadership and ability to be a player-coach, doing work while also managing teams and providing feedback. - Ability to solve problems, troubleshoot, and find creative solutions in a dynamic and international environment The ideal candidate will have the following: - 10 years working experience as a facilities manager in a semiconductor company or other technically complex industry. - Excellent written and verbal communication skills. - Knowledge of local Fire, Building, Occupancy, Real Estate and Environmental codes. - Experience with MS Excel, MS PowerPoint, AutoCAD, building controls systems, CMMS and IWMS systems - Bachelor Degree in Engineering, Architecture, Facilities, Business or related field.
