HYBRIDE POSITION We are looking for a (Senior) Coordinator Facility Management. The position is located in the Global Real Estate function, part of the Global HR Function. PURPOSE AND SCOPE: Ensuring the efficient operation of building systems at German Nephrocare centers; managing external facility management service providers to achieve cost-effective performance; optimizing energy consumption across German Nephrocare centers; representing Fresenius Medical Care at the Bad Homburg office campus regarding facility services. PRINCIPAL DUTIES AND RESPONSIBILITIES: Primary Responsibilities: - Technical Services: Define legally and technically required services for technical building equipment (inspection, maintenance, testing). - Infrastructure Services: Detail site-specific services (e.g., winter services, waste disposal, landscaping, cable TV supply). - Supplier Management: Select suitable service providers, manage tenders, and award contracts. - Performance Oversight: Monitor and control service delivery by providers. - Invoice Verification: Review and verify invoices from external companies. - Documentation & Action: Ensure documentation of services and initiate necessary actions (repairs). - Regulatory Compliance: Implement changing legal requirements in facility management processes; establish and maintain a current consumption data recording system for all energy uses (electricity, heat, water). - Energy Analysis: Conduct time- and location-specific analyses and comparisons of energy consumption to develop savings strategies (behavioral, operational, technical). - Implementation of Savings: Implement developed and profitable consumption savings. Secondary Responsibilities: - Renewal Strategies: Develop renewal strategies for technical building equipment based on lifecycle costs. - Warranty Management: Manage warranties related to technical building equipment from construction projects. - Quality Assurance: Ensure consistent service quality, process efficiency, and cost-effectiveness across the portfolio. - Project Support: Provide operational consulting support for construction projects regarding technical building equipment. - Energy Efficiency: Develop measures to increase energy efficiency considering technical development possibilities (e.g., energy-efficient heating systems, renewable electricity generation). - Access Management: Manage property-specific access concepts. - Operational Task Management: Distinguish and delegate operational "peripheral tasks" of technical facility management (e.g., janitorial duties) to appropriate personnel. - Strategic Solutions Development: Develop structural, portfolio-wide solutions to enhance efficiency and effectiveness across all facilities. EDUCATION AND REQUIRED CREDENTIALS: - Education: Successful completion of a university degree in technical building equipment, facility management, or supply engineering. EXPERIENCE AND SKILLS : - Experience: At least 5 years of professional experience in the field of building technology or facility management. - Management Experience: Proven experience in building operations, corporate real estate management (CREM), technical property management, and facility management. - Client-Side Experience: Experience in managing facility management service providers from the client side. - Market Knowledge: Familiarity with the facility management service provider market, ideally with an established network. - Tender and Contract Management: Experience in tendering, awarding contracts, and managing contracts (work contracts, warranty, defect management).
