Associate (m/f/d) Real Estate Asset Management
As Associate Real Estate Asset Management (m/f/d) you will join the Asset Management Germany & Austria Team, contributing to the enhancement of PIMCO Prime Real Estate’s portfolio performance by assuming asset management responsibilities for selected commercial properties. In this capacity, you will play a key role in leasing activities, business planning, capital expenditure strategies, and ESG-related initiatives.
Key Responsibilities
* Manage selected properties, including leasing activities and performance responsibility.
* Oversee external service providers, ensuring quality assurance of external property management services; assist in tenant relationship management.
* Support ongoing asset management, including profitability analysis during the holding phase, scenario modeling, and comprehensive reporting.
* Execute and monitor property business plans, conduct discounted cash flow (DCF) analysis, and periodically gather and document market developments and comparative rental data.
* Provide commercial support during sales processes and for transitioning investments to asset management.
* Conduct performance evaluations and ensure budget compliance (planned vs. actual).
* Direct Capex measures, maintenance/repair efforts, tenant improvements, and optimization initiatives.
* Serve as the liaison between various departments/units, such as portfolio management, accounting, tax, etc.
* Prepare internal and external meetings, including decision papers for relevant stakeholders.
* Engage in cross-departmental and international projects.
Key Requirements
* A university degree in business, management, architecture, construction engineering, or industrial engineering; additional real estate qualifications are a plus.
* At least 2 years of relevant experience in real estate asset management.
* Proficient in MS Office and inventory management systems, such as Argus, SAP, FileNet, or similar software.
* Strong financial modeling skills.
* Detail-oriented with robust quantitative, analytical, and problem-solving abilities, ensuring a high degree of accuracy.
* Fluency in both German and English is required.
* A hands-on mentality with perseverance in completing projects and tasks.
* Good negotiation skills.
* Excellent communication and presentation abilities.
