Data Center development for AWS will be led by the Snr Real Estate Development Manager (SREDM). You will assume accountable ownership of the Real Estate Development process from exchange of contracts on Development Agreements and/or Acquisition Agreements until fulfillment of the contracted development obligations of both AWS and our developer partners. You will be responsible for ensuring that all internal and external stakeholders are progressing collaboratively and effectively to deliver real estate facilitating capacity for our customers within scope, specification, programme and budget. Early resolution of challenges, through the exercise of high velocity decision making within your authority, and early escalations where not, will be a regular occurrence. Prior to assuming accountable ownership, you will collaborate with Real Estate Transaction Managers (RETMs) in the negotiation of the scope, specification, programme and budget for the development. You will play a key role in settling the detailed contractual arrangements, ensuring they are appropriate to the effective management of the development post transaction. Key job responsibilities - With professional support, determine appropriate development time and cost provisions, and negotiate their settlement for contractual arrangements with developer partners - Consider specification proposals in consultation with AWS stakeholder teams and resolve compromises and conflicts for inclusion in contracts - Support and advise team members within DCSS technical and contractual matters of a Real Estate and Development nature - Act as Single Threaded Owner for developments from contract signing to handover - Develop and maintain a Development Business Plan (DBP) - Prepare Monthly Development Reports against the DPB - Manage internal and external stakeholder relationships - Identify and mitigate adverse time and cost impacts - Ensure delivery of development agreement terms - Work with internal stakeholders - Manage developer partner relationships and performance obligations - Keep leadership regularly updated on development progress - Manage any remaining development obligations after property handover to internal teams - Prepare Development Close Out Report reviewing and acting on lessons learned About the team ABOUT AWS: Diverse Experiences Amazon values diverse experiences.
