Job Description
As the Regional Real Estate, Assets & Maintenance Manager at Delivery Hero, you will support the strategic management of the company's global real estate portfolio with a focus on optimizing operations, reducing costs, and enhancing overall portfolio performance. You will work closely with regional teams, stakeholders, and cross-functional departments to ensure efficient real estate processes and contribute to key projects that drive value and support business growth.
Your mission:
1. Strategic Real Estate Management: Define, execute, and continuously improve regional real estate, asset, and maintenance policies to support business growth and operational efficiency. Align regional strategies with global objectives, ensuring standardization and scalability across region
2. Portfolio & Facility Oversight: Oversee all aspects of real estate portfolio management, including lease negotiations, renewals, relocations, and closures, ensuring cost-effectiveness and strategic alignment. Lead site scouting, acquisition, fit-outs, reinstatements, and handovers, in collaboration with local country teams and external agencies. Ensure compliance with zoning, environmental, and safety regulations across all markets.
3. Asset Lifecycle & Maintenance Management: Manage the full lifecycle of assets—from acquisition to decommissioning—ensuring optimal utilization and cost efficiency. Implement and oversee an asset tracking system to monitor equipment and facilities' performance, ensuring data-driven decision-making. Develop and manage a preventive maintenance calendar to minimize downtime and enhance operational efficiency. Oversee via local country teams or agency provisions for repairs, maintenance with various facility providers or internal teams.
4. Financial Management & Reporting: Oversee CAPEX & OPEX budgets related to real estate, assets, and maintenance, ensuring budget adherence and identifying cost-saving opportunities.
5. Prepare regular financial and operational reports on asset performance, maintenance activities, and overall portfolio health for key stakeholders.
6. Vendor & Contract Management: Audit and manage third-party contracts, ensuring KPIs are met and services align with company standards. Lead contract negotiations with facility providers, contractors, and landlords to optimize terms and costs.
7. Compliance & Risk Management: Ensure all real estate activities comply with legal, regulatory, and internal policies across multiple jurisdictions. Proactively identify risks related to real estate, assets, and maintenance, implementing mitigation strategies. Oversee the maintenance of accurate documentation for assets, maintenance schedules, contracts, licenses, warranties, and compliance certifications.
Qualifications
Your heroic skills:
8. Bachelor’s Degree in relevant field
9. 6 - 10 years of experience in real estate, facilities management, or asset maintenance roles, preferably with multi-site management responsibilities & with internal & 3rd party vendors
10. Proven experience managing complex projects, including store launches, construction and contractor coordination (essential).
11. Excellent understanding of common property laws, permits,safety standards, and regulatory requirements
