Role Overview:
The Director of Land Acquisition and Market Expansion (Europe) is responsible for finding, securing, and finalising strategic land parcels for GreenScale’s data centre developments. This is a transaction-centric role that focuses on real estate negotiations, market research, and regulatory compliance, ensuring the right sites are acquired under optimal financial and contractual conditions. In addition to leading all real estate transactions, this role partners with the Senior Director Pre-Construction to share high-level site information and ensure alignment with overall feasibility and design requirements. By combining market expansion strategies with astute land acquisition skills, this position will help drive GreenScale’s growth across Europe.
Key Responsibilities:
Strategic Development
* Shape and execute GreenScale’s land acquisition strategy in Europe, identifying prime sites that match growth projections and sustainability goals.
* Stay current on market trends, zoning laws, and environmental regulations to spot emerging opportunities and inform site selection.
* Collaborate with Senior Director Pre-Construction to understand any critical feasibility factors relevant to site acquisition.
Land Acquisition
* Lead negotiations for land purchases, leases, or related agreements, overseeing the entire lifecycle from initial identification to closing.
* Perform financial, legal, and regulatory due diligence to minimise risks and optimise long-term value for each acquisition.
* Develop and refine transactional frameworks—including contracts and purchase agreements—that ensure seamless and cost-effective site acquisition.
Market Expansion
* Identify and evaluate new geographic markets and sub-markets for data centre development, aligning with corporate growth plans.
* Conduct competitive analyses and feasibility reviews to validate expansion opportunities.
* Maintain an active pipeline of potential sites, balancing near-term needs with long-term strategic positioning.
Stakeholder Engagement
* Build and maintain strong relationships with property owners, developers, local governments, and community leaders to facilitate timely acquisitions.
* Work closely with internal stakeholders—especially Legal, Finance, and Pre-Construction teams—to ensure land transactions address both business and technical requirements.
* Serve as the key liaison for external real estate brokers, consultants, and industry networks.
Compliance and Regulatory
* Oversee real estate-related permits, entitlements, and approvals necessary for site ownership, ensuring adherence to zoning and environmental regulations.
* Coordinate with local regulatory bodies to secure necessary land entitlements, ensuring a smooth transition to the Pre-Construction phase for detailed technical approvals.
Presentations and Approvals
* Prepare and present acquisition proposals, ROI analyses, and risk assessments to senior leadership and the Board.
* Provide insights on market expansion strategies, highlighting the financial and strategic value of prospective sites.
Travel Requirements
* Willingness to travel up to 50% across Europe for site visits, negotiations, and real estate stakeholder engagement.
Qualifications:
Education
* Bachelor’s or Master’s degree in Real Estate, Business Administration, Law, or a related field.
Experience
* Significant experience in transactional real estate (land acquisition, leasing, development), ideally with exposure to large-scale infrastructure projects.
* Proven track record of closing complex land deals and effectively managing stakeholders in multiple European jurisdictions.
* Demonstrated experience in financial analysis, contract negotiation, and due diligence for high-value transactions.
Skills and Knowledge
* Deep expertise in land acquisition, contract law, and basic real estate permitting processes.
* Strong negotiation skills with the ability to secure favourable terms in complex multi-party transactions.
* Proficiency in financial modelling related to ROI, cost analysis, and long-term market positioning.
* Effective communication skills to convey land acquisition strategies and market insights to both technical and non-technical audiences.
Preferred Experience
* Significant experience in sustainability-focused, large-scale infrastructure development.
* Strong background working with hyperscalers or cloud service providers on data centre-related projects.
